Real Estate for Sale and Rental Properties in El Sargento and La Ventana

Sand and Sea Homes offers a variety of homes and lots for sale in and around El Sargento and La Ventana. Sales commission is 3% or $1000, whichever is larger. We also offer full services for closing the transaction or setting up a Fideicomiso, and referrals for architectural and immigration services.

New Regulations

President Calderon has put some new regulations into effect. The following apply only to new subdivisions:

1) You cannot subdivide to less than 1,500 square meters
Example: If you have a 2000 square meter lot, you cannot subdivide at all because the remaining 500 square meters is less than 1500 and would therefore not be approved.

2) No new subdivision can have a boundary of less than 30 meters

3) You can only have five houses on a hectare
Presumably, each house, on its own equally sized lot, is what’s intended – but that’s unclear in the wording of the regulation.
